Developer, AMS, to approach the Planning Board with proposed plans for two new 41-story mixed-use towers at the Teutonia Hall site in downtown Yonkers.
These new towers will house 873 apartments across various floor plans. The lower levels will contain almost five thousand square feet of commercial rental property. Between the two towers, there will be 889 total parking spaces–four stories below ground and six above. The buildings will have various recreational amenities including a rooftop lounge.
These towers will be built at 41 Buena Vista Ave–the old Teutonia Hall site. They are a part of a trio of developments recently approved in this downtown area.
The cost of these developments is estimated at $425 million and will take 10 years to complete. Though, the construction of these two Teutonia towers will be split between two phases allowing for faster use.
The architects of the proposed plans discussed how they wished to integrate these new buildings into much differently composed aesthetic of the current area.
The concept of the tower design is mostly focused on how we can extend the existing street fabric, which is a lot of brick in the neighborhood, and as the building rises up closer to the sky we transition between more brick and less glass to less brick and more glass and by the time you reach the top there’s almost no brick

The developer, AMS, is a prominent builder in Yonkers. And their currently proposed downtown developments will forever change the profile of the city. Teutonia, along with sites in Chicken Island and North Broadway, are part of a recently approved zoning change by the city council. This downtown “master plan” has been praised by some in government while some neighbors are undoubtedly cautious of the big changes.
